My Best Rendering

This is one of my current projects. It’s on a bluff overlooking the Pacific Ocean in Southern California. I am tearing the front and back of the existing house off and giving it a completely new look. Do to California coastal restrictions we are not allowed to add any new foundations work within 75′ of the edge of the bluff. Lots of obstacles to work around, but I got it approved. Only took one year of coastal and planning commission meetings and hearings. Now I can submit actual building plans.
